One loan that buys the land, funds the build, and becomes your mortgage when the barndo is finished. We are a licensed mortgage broker that matches your project to lenders who actually finance barndominiums.
A barndominium build is financed with a construction-to-permanent ("one-time close") loan. You qualify once and close once. During the build, the lender releases money to your builder in stages as work is completed. When the home is done, the same loan converts automatically into your permanent mortgage - no second closing, no re-qualifying, no second set of closing costs.
The land can usually be part of the same loan - purchased at closing or paying off a land loan you already carry.
Eligibility depends on you, your builder and the property - part of our job is finding which of these fits your project.

Lower down payment construction-to-permanent option with flexible credit requirements.

For eligible rural areas - and barndominium country is very often USDA-eligible territory.
We review your income, credit and plans, and identify which construction programs fit.
Your contractor, plans and budget are reviewed and approved alongside your loan.
One closing covers land and construction. The lender pays your builder in draws as stages complete.
At completion the loan converts to your permanent mortgage automatically.
Barndominiums trip up ordinary lenders: fewer comparable sales for the appraisal, metal-building construction types some banks simply decline, and builder-approval rules that vary program to program. As a broker we shop your project across multiple construction lenders - so a "no" from one bank is a data point, not the end of your build.
Tell us about your land, your plans and your timeline. We'll tell you which programs fit and what it takes to qualify - no obligation, no pressure.
